What will
be provided?

| An extension to the west end of
the church, including level access from the lych gate to the new
main door. Inside, an archway will be formed from the west end
of the nave into the extension. This will have folding doors which
allow the new space to be continuous with the nave when necessary.
An accessible toilet and a refreshment preparation area also feature
in the plans. |

Developing a Listed Building
Making changes to a Grade 1 listed building is a challenging
task beset with many regulations. Professional advice has been
obtained from Thomas Ford and Partners, a firm of architects very
experienced in working with ancient buildings.
Throughout their work, the architects have consulted English
Heritage, the Society for the Care of Churches, the Society for
the Protection of Ancient Buildings, the Victorian Society, the
Rochester Diocesan Advisory Committee and Sevenoaks District Council.
What is now proposed has the approval
and support of all of these bodies.
Planning Consent has been granted. Permission to build is time-limited.

sooner if funds permit. |

What will it cost?
In September 2005 the least expensive contractor’s estimate
for the work required was £292,116.
Further professional fees
payable to the architects and the structural engineers are likely
to be in the region of £15,000 plus
expenses. A significant sum should be added for contingencies,
say £20,000.
So, if work could be commissioned
early in 2006, a figure approaching £330,000
would be needed.
These figures, plus
the inevitability of prices rising before contracts can be
placed, lead to the view that it would be wise to aim to have £350,000
available as soon as possible. A start cannot be made until
it is known that funds will be available to meet the full costs.

Funding the Vision
A development project like this cannot be dealt with through the
normal revenue budget, so special funding is needed.
How can this be achieved?
- £25,000 has already been contributed
by parishioners
- £51,000 has been provided by a
recent legacy
- That leaves a target of £274,000
still to be raised.
e have been advised to delay making applications
to charitable trusts and other grant-making bodies until about
60% of the desired sum has been raised locally. With £76,000 already in the
bank we need to raise at least another £134,000 before making
these applications. Even then, we must not expect to get all of
the remaining £140,000 from external agencies. They may contribute
much less in total. |
